Moving pipes upstairs in normally easier in my very limited opinion. You just need to get under floorboards, rather than into concrete (which my lower ground floor has).
What about making a nice size bathroom, with a shower bath, and creating a walk in wardrobe on the bedroom side. I was going to do that in my place and didn't and really wish I had found a way. It's a real crowd pleaser when selling, and you can have a decent size bathroom, plenty of storage, and a great selling point. Personally I don't like ensuites, and unless you are targeting a sharers market I don't think it is necessary. We have one nice bathroom (pretty small, but well laid out so you never notice) and it's never an issue even when we have guests.
Have a look at some of the options we considered. I think we had a similar sized space (clearly different access) but could give you some ideas.

Incidentally, to get a good 'wow' factor bathroom, can I suggest you use big tiles. They are more expensive, but presuming your bathroom isn't massive, the actual cost above normal tiles isn't too much. They looked bl**dy hard to install though.
But floor to ceiling big tiles look very posh and like a boutique hotel. Everyone comments on our brilliant 'designer' bathroom, but most of the fittings are pretty normal, I think it's the big glossy spa style tiles that make it look more expensive, combined with good downlights. It's an inner room so no windows, so we had to do what we could to make it special.0 -
Thanks for the ideas, that is awesome, we are in the same boat with no windows. My wife and I both really love the big tiles too, probably one of the few things we actually do agree on in the design so far

I would go for 1 - would def not steal from bedroom for an ensuite for such a small bedroom to start with..0

Here's my inner bathroom. For some reason it seems I never took a 'final' picture of this for the renovation. But this was close to done, albeit covered in builders dust (how do they produce so much dust!) It's about half way down the page.

One other tip for an inner bathroom. We had to do a long extractor fan from the bathroom to the outside world, as its a building regulation these days. So the builder said to hide it in some boxing, which was they used for lighting. The bedroom is goes through looks fab now as a result - you can make a feature of it. I'd go for one fancy big posh one as you can make a room that makes women like me swoon. I'd want big shiny tiles, a wet room and a nook in the wall to store my shampoo. I'd want downlights, heated rails, a fancy mirror that doesn't steam up (extractor fan). A proper shower you know those fancy ones that comes out the ceiling and give you a massage practically. A Jacuzzi bath, underfloor heating and a TV in the wall so I can watch TV in the bath - and get me another nook for a wine glass!
Ensuite for a two bed? No. At a push I would say separate toilet.0
