Mould in ensuite bathroom

    The ensuite is an internal room so not too sure where it extracts to. All the nieghbouring houses of similar design are rented and their not a particularly friendly bunch.

    The LL told us not to use the loft as he has some of his furniture stored up there. Interestingly this is not mention in our contract and there is no mention of the furniture in our Inventory (silly LL).

    sb2 - I will do an air flow check with a tissue tonight. I hadn't thought of that, quite embarressed as I am a Mechanical engineer :o And there is no mould on the grouting as bathroom is cleaned with a bleach cleaner once a week.

    The only reason we don't use the other bathroom is because its on another floor, no excuse I know so maybe we'll try that for a bit. Although it seems very silly that in a 4 bedroom New build house the ensuite cannot cope with it being used by 2 people on a daily basis.

    I don't mean this harshly but I don't know many houses that would cope with that without any symptoms at all! I'd certainly never try it in my 1960s build semi - I'd spend half my time scrubbing away mould!

    There are other things to factor in as well - how long you're in there for - how many 'cold' surfaces are there for condensation to form on? (mines part of an extension so I've got two exterior walls (but stupidly no window) which doesn't help)

    Wow....sounds as if the extractor is not powerful enough,if he didnt want you in the loft, it should have been written as a clause in the contract. The loft is a part of the house you are renting, unless stated otherwise, so you hvave ever rigth to access it. Thats like saying it's 3 beds but you can only use 2! get up there, have a look see.

    Also if the LL gets arsy, ask for the loft to be cleared! if there are any upholstered items, they should be marked with a display label (a triangle with a smoking cigarette) to show that it complies with the Furniture & Furnishings Regs, just for future ammo you understand.
    This is my opinion, a little knowledge from experience.

    Ok so I got home to find my partner has washed the ceiling. The mould was formed on the areas where the paint has peeled of and where it is cracked.

    I think the ceiling (of both our bathrooms) just need repainting.

    Fan is working properly I have checked this.

    Update:

    So our LL came to our house last week to put some treatment on the en-suite and the bathroom ceiling. The main problem is that when Barretts built the house 6yrs ago they used the same paint for the whole of the house.

    Anyway the Main bathroom is on the 1st floor and en-suite is on the 2nd floor. My H2B came home to find our LL has spilt a whole tin on paint on the ground floor carpet! Utter mess totally ruined the carpet, damaged it even further by using white spirits to try and clear it up.

    Which backs up my theory he is not a technical or practical person and shouldn't be attempting DIY is he is stupid enough to walk up and down the stairs with an open tin of paint!

    do you now leave the fan on 24/7?
    has that made any difference?
    how often do you clean the shower where the mold is?
  • I had a similar problem in my last two rentals (shared houses). In my experience it resulted from people showering for way too long, leaving the bathroom walls soaking wet (even with open windows or extractor). As I cannot imagine that you would be having 15 minute showers I suspect that there is an issue with the extractor, as others have suggested. The extractor is presumably insufficiently powerful or there is an issue with the ducting. Obviously the exractor will work better if the door is left ajar (after showering) to enable easy airflow into the room to replace that being removed.

    My previous landlords "cured" the damp by painting over it.

    Have you written to him with a photo of the mess he caused? My concern is that you will end up with a bill for this, if he suffers a memory relapse when you are carrying out your check out inventory

    As I cannot imagine that you would be having 15 minute showers I suspect that there is an issue with the extractor, as others have suggested.

    A 15 minute shower would be speedy in this rented house!

    It seems the water pressure in these parts is low, couple that with a basic electric shower and that means long hair takes forever to rinse shampoo out of. :( If you lie the handset on it's back in the bath, there isn't even enough pressure to help the water do anything other than dribble down the side of it.

    There is no extractor fan in the bathroom at all so we tend to freeze whilst we are in the shower, just so we can have the window open to try to deal with the moisture in the air.

    No wonder the bathroom always smells damp. There's only so much we can do.

    Sorry OP, jumped on the bandwagon a bit there. :D
