Building Regs Certificate & Lender

We were due to exchange this week.
On Friday, my sols received a letter from the vendors sols advising that the two storey extension did not have a build regs certification. Enclosed was the letter from building control highlighting three points that needed to be completed before the cert would be issued.
these are pretty superficial to complete and the extra cost negligible. Therefore i am happy to do the work myself alongside the projects i had anticipated needing to complete.
The issues in question are all to do with ventilation. Mechanical ventilation to the kitchen and extended bathroom and normal ventilation to the downstairs W.C
Does anyone had any thoughts or experiences on where i stand with my lender on this. The valuation survey the carried out noted that works still needed to be completed, but no-one was aware until friday of the lack of building cert.

First I think you or someone should mean " Mechanical ventilation to the kitchen and downstairs W.C and normal ventilation to the extended bathroom"
I would think that a letter from BC confirming that this is still the case and is the only thing outstanding would help. The lender may retain the value of the work but I would think the amount is not worth bothering with and you will just need to give the lender an undertaking to complete the work, say, within 6 months.A house isn't a home without a cat.
Those are my principles. If you don't like them, I have others.

I have the letter issued as a result of the completion inspection which states these 3 points and a phone call to BC on friday confirmed that these would be the only points addressed on any follow-up inspection.0 -
lender is refusing to release funds unless building certificate is issued. so much for exchanging by christmas0
