No way is that a Band G!!! I would have thought Band E max, possibly only a Band D.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

put your offer in and in the mean time ask the council to assess the property for you, if you dont like the banding then walk away.

If a property has been extended which may result in a council tax band change after a relevant transation this will show in the improvement indicator column on the voa website. Only the existing band will be shown prior to this and there will be no indication as to whether the band will change or what it will change to, only that it is pending review.

Either the description of currently Band C is incorrect or the VOA website giving band G is incorrect. Given the other details it sounds more likely to be the latter.

The sale price would suggest a Band D. Either this is in an expensive part of E Anglia, e.g. Cambridge, Southwold, Aldeburgh or it is part of a small council built rural development and has a large plot.

    Absolutely correct

If it is the latter, you would have thought the occupier would have realised after 18 years of paying Council Tax!

I meant it's most likely that the information the VOA holds is incorrect and the local authority who issues the bill hold the correct details. I know that sometimes the VOA key in an incorrect reference number so not outside the realms of possibility that they'd also key in the wrong band.

VOA maintain the Valuation List and inform council of the band. It's only on computer now, there hasn't been a printed copy for at least 10 years. So what council has is what VOA has told them. Although I'm ex VOA and dealt with CT appeals, I never got involved with the mechanics of altering/preparing/producing Valuation Lists, so I don't know how the info is input on to the website. It was probably done by a download from software.
