I think it is absolutely outrageous that you have fixed an inflated price for your room in the hope that housing benefit pay the full amount ( and admitted as much on a public forum!!) Have you done this with the other two properties you own and rent out as well !

Clearly OP isn't in central London if they are in an area where properties can be purchased for £45k - the plot thickens.
My sister was lodging in the Surrey commuter belt and paying less than £300pcm.0 -
There are 2 and 3 bed terraces in your area on rightmove for less than £95 per week. Somehow I think your room may be a *tad* overpriced.
