    I like your bungalow and it looks great inside - but the first picture is what will attract people to find out more - it looks a little sparse on the first pic - as does the bottom of your garden. Its a wonder what bay trees in pots can do - or maybe some flowers in hanging baskets? We brought 2 bay trees to put outside our front door (and we have taken these with us of course!) - and with the right price - it sold within 5 weeks. At the bottom of your garden - could you put a few bamboo plants in pots - just to break up the fence? Maybe a nice door mat also? Just a few things that will make the outside a little more homely for the pics?

    The inside looks great (kitchen is nice and modern) - although I would add a couple of leafy plants to your conservatory, decking area and lounge. Also, your estate agents hasn't really taken a great pic of your bedroom have they - normally it looks better to take a pic of the headboard end (and add a contrasting cushion?).
  • I'm not 100% happy with the agents pics, he was using a digital camera a good few years old and he told me it took great pics. Our lounge and Kitchen look smaller than they are and most pics look a little grainy. Think i will retake them, don't have a wide angle lens but will be able to get better shots than those.

    We did have a plant in the living room but plants inside are a no no with a 19 month old boy lol, he used to pull all the leafs of the last one.

    Just had a viewer who is in a position to proceed and are in Rhuddlan and downsizing from a 4 bed house, they seemed to like it and spent a good 30 mins chatting away but i know not to get too excited.

    Are your bathroom and main bedroom so bad that they can't be photographed.

    Your agent's camera may well take "great pics". Unfortunately your agent can't!

    The garden looks unloved, the fence panels at the bottom are a mess (but can be replaced quite easily and cheaply).

    But there doesn't really appear to be anything wrong with the bungalow. Around here (55 miles north of London) similar det. 2 bed bung would have an asking price close to £200K. And it's a very long way to the sea.

    I'm not in your area so can't comment on the local variations. I'd really like a three bed but would look at the prices of two beds also, the extra room makes a lot of difference even if it is small as it can house a lot leaving the rest of the property clear or provide a study. If I could get a three bed for 134K-148K it would be strong competition for a two bed asking 130K.

    It looks good to me, neutral decorations, I like your kitchen. The garden has loads of potential (although next doors leylandii would be off putting to me) maybe a shot looking back towards the decking would help.

    Market Value ... I don't have to define it do I? I would expect the 4 EA's I have had in here and the prices of properties around me to give some sort of clue ...

    that is what is happening around this neck of the woods - I am talking about a fair enough price for my property that allows me to downsize -
    I didn't say I won't sell mine below it just not massively so ...
    I'm sure you may think differently, that's your perogative

    But surely only the prices of the houses that ARE selling determine the market value? Houses that don't sell cannot possibly be the true market value, can they? That's just daft.

    If I put my house up for 500K and get no offers and an identical house next door sells for 350K then what is the market value? 350K or 500K?

    Agents guess how much you want for a property by looking at the desperation in your eyes and then state that you'll get that price for it purely to get you to sign the contract with them. Then 6 weeks later they'll call you and say that you should reduce your price to get viewings. They all do it - it's how they get the business in the first place.

    If 4 agents stated that you'd get X price for your house and you've had no offers, then clearly they are not the experts that they claim to be.

    When people above say that properties are only selling at below Market Value are suffering the Sellers disease of 'Sticky Head in Sand' Syndrome! :-)

    The Selling Price IS the Market Value at that moment in time!

    Every property will sell at the Market Value .... it's accepting that price which seems to be an issue for some sellers.

    The Bungalow in question looks great ... the garden looks a LONG way down from the decking and therefore of limited value nto the elderly. Rest looks good ... I agree that the fence panels look a mess and the front could do with some hanging baskets to soften it.

    That property where I am looking to buy (South Coast Area) would be £275,000!!

  • Don't have a lot of cash atm having just had all the interior doors replaced and also decorated every where, i can stretch to a hanging basket for the front for now:-) not sure what to put in one now we are heading towards winter? not worth me painting those fence panels since 3 of them could do with replacing. Will get them done asap in a month or so, thanks for the suggestions.

    Borrow plants just for the pics! Seriously, they soften things like someone else said - then hand them back before your son eats them! LOL!

    Good luck with viewing - you might not even need any more pics....!

    Winter pansies and ivy look good and last a while. Or even some evergreen small shrubs?
