Your property pictures need some work...
- living room looks stark and doesn't have a homely feel. Get a rug and some cushions to add colour.
- what does the bathroom look like? Any viewers of the site will wonder why no picture and assume the worst.
- is the bedroom photo of your main bedroom? It looks cramped with the cot.
- Why no picture of second bedroom?
- Where is the dining area? Include a photo.
- Is the conservatory accessed only via the bedroom? That's a bit of an odd design.
- Garden is a bit bare and looks unloved.

1st one is a repo and needs majour work, hence the price and no inside photos.
2nd one is nice but is bang on a very busy main road, viewers like it but have been put off by it being on a main road with difficult parking and access. I know this since Williams Estates was my previous agents. Nice bungalow and would of sold by now if not for the bad location i think.
3rd one is a semi detached, we are detached so can't really compare to that one.
I think i have been realistic with the price, i paid 159k in Jan 2007 and accept prices have fallen, unlike some sellers. Yep the conservatory is accessed via the second bedroom, only way the previous owners could add one on and quite common for the bungalows around here.0 -
Ohhhh with respect p*ss off - we as sellers are NOT responsible for Market Values - its the job of those who are supposed to be professionals to value the market. So please don't come on here and vent your spleeens on us poor barstewards trying no some even even desperate to sell our homes.
It's the wavering people do coming on here saying "i've had three valuations for 1m, 1.1m and 1.2m .......... which should I take?"
Without understanding that they might only get offered 950k
Then they feel like they're being robbed.

I bought my 2 bed mid terrace as a new-build in 2003 for £85k, when I remortgaged in 2006 it was valued at £115k. Then the crash came, then the son came and so it was time to move out. Two years ago we went on the market at £97k with a handful of viewers but no offers other than an £82k offer from a company who specialise in buying properties to let. So that was rejected. About 12 months ago we had an offer at £87k which we rejected and she came back at £94k but never formally offered and eventually decided on a similarly priced 3 bed house in a scummier part of town. Back in June we reduced down to £90k and still had no viewings. Then the agent called us a couple of weeks ago and said "knock down to 'Offers Over £85k'". After some umming and arring, I agreed and within two hours he called to arrange a viewing, which took place the next day and the day after that they offered £85k. Which I rejected and they came back later in the day at £88k which I did accept and now we're on the move, woohoo. Having to stay in today whilst the buyer's surveyor comes round. Strangely, this person would almost certainly have not viewed whilst we were marketing at £90k.
The story here being that if you want to move, try reducing to offers over £120k - this may entice more feet through the door and start a bit of a bidding war for your house meaning you could get closer to the £130k that you really want. Ultimately, if you are marketing at "Offers over £120k" and someone came in at £120k or even £122k and you wanted more, you could reject that offer - there is nothing compelling you to sell at that price, and I think this is simply a psychological hurdle many people fail to get over.
A house is only worth what someone will pay for it and given the boom years from 5 years ago people just don't want to accept that house prices go down as well as up. It was a bitter pill to swallow that I have sold my house pretty much for what I paid for it 8 years ago, but once I accepted that if I held out for more, then in six months time whilst I am still sitting here with no viewings, the house could well be worth even less.0 -

Just out of interest, would bedroom 2 ever be big enough to be a lounge? If I was a potential buyer I would be thinking about making the lounge into a big bedroom 1, and then moving the lounge to by the conservatory but I can't work out from your pics whether that would be an option. I definitely wouldn't consider it unless I could do that.
I think your EA is daft for not having included pics of the bathroom or bedroom 2- I always assume that rooms are awful if there are no pictures (especially bathrooms!)
Rug-wise- why don't you 'borrow' one from argos, buy a nice one, take some pics and then get a refund? Obviously your viewers might be a bit confused about it, but definitely a MSE way of doing it for your photos.0 -
Looks nice although having a conservatory off a bedroom is a bit wierd, makes it seem like a 1 bed really with a dining room.
Anyway it does seem nice enough, a few plants and the odd rug wont make any real difference. Sadly I suspect you will have to keep cutting the price.0 -
