Survery report - buy or not

Dear all,
As some of you already know, we placed an offer on a property ...but we were told later that the property was underpinned 30yrs ago!
We got a survey report done. ...I am not sure if the cracks are severe or not...May I please request you to read through it and tell me if you'd proceed with the sale if you were me.
Your thoughts much appreciated.

It looks very positive but you may find it difficult to get insurance. We have a close family friend who lives in Dulwich, on clay I believe, and has had to have underpinning repeatedly carried out owing to subsidence because of the clay / trees.
Personally I know what my Dad would say and it wouldn't be to buy it. But then again, we are naturally cautious people.0 -
The report does not throw up any alarm bells for me and the surveyor does stress the underpinning did its job and that the original problem (trees) is being managed well.
The only issues you would have are insurance, why not ring the surveyor and ask him if he thinks you will have problems getting buildings insurance, you have paid him to do a job and are entitled to ask further questions.0 -
You could also ask the vendors who they currently insure with & at what cost.0

The vendors are paying over £700...thts more than double the best normal quote (£310 - with no under pinning) for that house...and for a strange reason, their current insurer is not willing to transfer their insurance...
I am going to speak to other specialist insurers today.
