Imaginary Viewers? Do they happen?

Hi all,
We've been on the market for aprox 7 weeks, during that time we have had no viewers, we didn't expect any pre Chrimbo, but the agent will call us up, book a viewing in then cancel it the day before the alleged viewers are due to come.
Today we were supposed to get some, but last night EA called and said the viewers were cancelling because they wanted something nearer the motorway, the closest junction is less than a 5 minute drive away!
Do you think that there were never any viewers and it's just a ploy to keep us thinking they are doing their bit?

Sounds like one of the following
1) The agent is pushy, and calls applicants to get viewings.Person agrees to get rid of them then cancels.
2) Details get sent out, applicant likes the look of your place on paper arranges viewing.Drives by your place prior to viewing, and changes mind for whatever reason.
3) EA knows that if you don't get activity you'll move agents
4) EA has cooked yours, to get you on their books, they'll then do a few mystery viewings that cancel.Then say such and such is hampering viewings, but the feedback we get is 5K off the value should correct itMost people overlook opportunity as it comes dressed in overalls, and looks like hard work.0 -
unless you have been on their case about the lack of viewings I doubt they would make them up
Also its a bad time of year many distractions for house hunters x-mas/new year/ hangovers/ january blues blah blah blah
but if you are still with them in march and you arent getting many viewings its not a good sign:j Where there is a will there is a way - there is a way and I will find it :j0 -

I'd ask to see their ''hotbox''
We used to use a two box card system, the back of the box would have all the something to sell buyers( those that can't move even if they find somewhere) in front of those would be unmotivated buyers, those that have cash or BTL that you can't get to view on phonecalls, and may respond to posted details and are surprised when they try to view something a week later, and its sold. Invariably these buyers cause the most aggro, as they tend to be middle class,think they are better than everyone, and like complaining.
In the front of the box, the ''hotbox'' is the class, the ones that are keen to buy, FTB, cash,professional BTL, Builders, retirement flats etc where they are remortging the current home and passing title to get round IT.These will view on phonecalls, or even be outside a board and demand you show them round.When they come in to register, you can get them in the car and tramp round half a dozen places to get a feel for what they are after.They appreciate the effort you will go to in actively finding places to get on the market for them to buy.
The dreamers, ''we're looking for somewhere with a big garden, needing lots of work, and we want that reflected in the price,never done a place up before.Yes, we'll put ours on the market when we find somewhere, and its far better than any other home in our road, so will be worth more'' go straight in the bin.Most people overlook opportunity as it comes dressed in overalls, and looks like hard work.0
