Have you seen proof that the EA valued the property at £130,000 or it is just on the buyers say so?My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0

We saw 2 properties just one street from the other. Both valued at £200k. The big difference between them two is that one of them had a new boiler, a £15k worth of extension done, modern kitchen and a period fireplace. I'm shocked how can they both be the same asking price.
Anyway, in conclusion, it's the mortgage valuation that a buyer would have to do that you need to trust not an estate agent's valuation.
It's not always the EA that sets the asking price. There is a thread on here where the OP is asking why her flat isn't getting any viewings, it turns out that she is £10/15,000 more expensive than identical properties on the same development but can't market her property any less because of the amount of her mortgage. My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. Correct! They give a market appraisal......a Valuation can only be given by a Surveyor. My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks.
