    Thank you for your replies - hopefully it is now sorted - DD has spoken to Baliffs, Police, Letting Agent and Council. Letting Agent was b####y useless though.

    2. They had no role in this situation. They don't work for the tenants. They only work for the landlord. The landlord, in this situation, is not responsible for the council tax and has nothing to do with it.

    Ah but the contract and the website say that they sort the council tax out!!! Still hopefully its sorted now!

    If this is registered HMO, then the LL has to pay the CT by law.

    If it is not an HMO, then the LL can charge CT but if he fails to pay it, the Council will chase the tenants, regardless of whether they paid the LL.

    So you need to check whether it is a registered HMO.

    For once I will stand up for the LA, its nothing to do with them.

    Bailliff can only follow up a court order. He must show this to the people he chases. Its a simple quesation of demonstrating that the person they are chasing doesnt live there.

    Im sure a bunch of bright students dont need help showing their i.d. If they do, they need to learn to wipe their own a__ses!

    I would still make sure they do not open the door to show identification though. I wouldn't think that the bailiff is interested in whether or not he has the right people, they are nasty bullies and do whatever they like, if they open the door they will put their foot in it and will be abusive and intimidating. If they show identification they will say that they just typed it up. They have already threatened and told a lie, whether they phone the police or the SAS they do not have the right to enter, so they have already demonstrated that they are happy to both lie and break the law. I think it is rather flipant to say these students should be able to look after themselves. This should not have happened and it is a very frightening experience whatever age you are. They would not be dealing with professionals who are 'just doing their job' bailiffs are thugs and lie and threaten just for fun, they have no interest in doing their job properly. I am glad that 'Mum' came on here and received some good advice

    Thanks Loretta - think the girls were shocked more than anything. DD has sorted the whole thing out as far as she can at the moment I just wanted to know what things they should be doing to point them in the right direction - its not something they have had to deal with before! hopefully the won't have to again either!
