    Is it better to pay SD on the whole market value in case we decide to staircase.....or is it advisable to pay only on the 60%??? :rolleyes:

    Even if GhostDog is in a disadvantaged area, he may yet find his solicitor arguing for weeks with HMR&C as mine still is - and I still don't know whether I owe SDLT or not :rolleyes:

    As regards whether you want to pay it all now, that depends on how you see your future. Do you envisage ever owning the place outright? If so it's probably worth paying it on the full amount now (assuming that the value of your house will rise on average). If not, don't bother... but nothing's black and white, and remember your circumstances may change (just ask Lynzpower about that :p)

    Of course it also depends on what your finances are like at the moment. If paying full whack is going to mean you can't buy a fridge or a sofa for the next six months I'd say don't bother!

    Stamp duty to be paid within 28 days of completion. :shocked:

    I would contact the stamp office by phone. If the postcode you have bought your flat in has changed but was the original postcode WAS in a disadvantaged area then you will still be excempt.

    I had a hard time proving that I didnt have to pay stamp duty with my last flat, my sols didnt have a clue and I ended up calling the stamp office direct and got them to double check. Good job too.
