So your tenants are you "resident family" are they?
This is one of the reasons landlords get a bad name. There is specific business insurance and specific landlord breakdown services for these type of things. If you don't wish to purchase them, to save money or for whatever reason, thats fine. But don't try to pretend your tenants in your investment house are your extended family to try and get a repair on a business purchase under general home consumer warranties....meanwhile leaving your tenants without a functioning device.0
