if a tenant refuses entry for repairs, especially the landlords gas safety certificate, the LL must get a court injunction. This is not a small claims court matter, and is dealt with by solicitors, and could cost up to £5k...... so if any tenant forced me to do that.. guess who would have a SEction 21 notice at the EARLIEST possible opportunity0

Re gas safety checks, if you can prove that you tried hard enough but the tenant would not let you in you're covered even if the certificate lapses.
It was discussed at one point, and iirc there should be precedent(s).0
