What Next?

We have just secured a buyer for our property, who has nothing to sell and wants to complete quickly. We have had our offer accepted from our Vendor, who has nothing to buy and also wants to complete quickly so we are in a fairly short chain. Our mortgage application goes off today, our buyers mortgage application has already been approved so we are waiting for the survey on our property to take place next week. We will hold off paying our survey until we have received the draft contract from oure vendor (Basically we got the house for such a good price we are worried about being gazumped and do not want to pay out unecessary money until we have the contract. Our IFA assures us that a survey can be conducted within 48 hours of our payment because the mortgage company we are going with are very organised and afficient (!!) All Solicitors have been instructed and sales particualrs sent out and received.

I am wondering what to do next. It appears that exchange can take place within 3-4 weeks max and completion soon thereafter.

When do I start packing and organising removals? Redirecting post? I am cautious about doing anything until exchange has taken place because something could go wrong, but everyone wants completion asap and I am worried that I will not have much time to pack a whole house (including two kids and their paraphernalia!)

Any recommendations for a decent removal firm in Devon? anything I havent thought of ? (Probably loads but my head is spinning at the speed of it all at the moment TBH)

    Have you paid for your solicitor for the searches, I think this would be the next step, the searches can take anytime from a week or few days to a month or so depends on your LA.

    We refused to pack a thing untill we have exchanged, we didn't use a removal firm so I can't advise on that but I am sure other moneysavers can.
    House purchase completed 6th December whole process took 4 months.

    Thanks - I work for a Solicitors and they are doing the conveyancing at a great discount (very MSE I Know). Our LEAtakes 5 working days to undertake the Searches. I will be paying for those to go off on Monday when I am in work next The Local Council building is actually next door to my work place so I could hand deliver the request if need be.

    I have never sold and brought before so this is a whole new experience for me.
