Advice needed with buying; tricky situation

Yes you need hit a raw nerve… personal attacks usually do !
Anyway, moving on… thanks for your comments. I perhaps didn’t make the situation clear. We put in an offer over 10 weeks ago; the vendor didn’t really respond as we weren’t in a position to move forward. It was just ‘noted’. The house continued to be marketed and remains unsold. We are now in a much better position having sold to a cash buyer so hopefully won’t be seen as a time waster. I’m not sure what you mean by having wasted a few weeks of their time if my offer is unacceptable??
Your quite right that my reduced offer will be less well received than if I had gone in with that offer originally…. this was my main concern and I think I am prepared to take the risk. Hey ho… if I don’t try I’ll never know.
Chin - We're not central London; we're bordering Essex. This house is cheaper as its a more modern house (1950s). Victorian 3 beds go for around £480k - £550k
Interestedly, they have just marketed it with another agent (joint agency).Friend Debt: 5,000/3,850

It was not so much a personal attack as an alternative view [and marked as such], which needs to be considered alongside the other aspects.Morning D
