Well we had the house valued today and.......its been valued £10k over where we thought it would be
they said they had a number of potential interested parties already on their mailing lists and actively looking and that it was decorated in an ideal way to appeal to the broadest market. All in all brilliant news!!

So on to the jobs to finish off

    - finishing fencing behind the garage
    - painting the fence
    - painting the decking
    - jet washing everywhere - DONE
    - painting the soffits and fascias
    - replacing a bit of downpipe
    - ridge tiles re pointing
    - paint the bathroom
    - decorate our bedroom - Not sure we are going to bother
    - put up new ceiling light in the kitchen
    - fill holes around sockets in kitchen- Done
    - buy/fit blinds for kitchen and bathroom
    - get kitchen guy back to finish end panel/boiler housing
    - replace/paint internal doors
    - skirting in kitchen

So this weekend we will crack on with some more jobs, I've also set up a meeting with a mortgage broker for a when i'm off work in a couple of weeks time...fingers crossed that goes as well as the valuation.

I had a lovely but busy week off from work. The house is now on the market and we have had 4 viewings so far, we have also potentially found a house eeek!! We also had a positive meeting with a mortgage broker who said that what we are looking to do is well within our affordability and the credit card shouldn't pose a problem even if not paid off. Woohoo. We are just waiting to hear feedback from our viewings...fingers crossed as the house we love isn't on the market and ideally would like to snap it up before it gets put on the market.

Heard back from the first viewers but no one else yet, getting a bit worried as I desperately want to stop the house we love making its way onto the market but i'm not sure if they would hold off doing it based on a offer alone when we can't proceed. I'm waiting on the estate agent giving me a ring but she is out of the office until Friday grrrrr.

Got a second viewing tomorrow with one couple and another have submitted an offer £10k below asking price, we have declined, they then came back with an offer of the asking price however they need an updated AIP/DIP from the mortgage company. Fingers crossed!!!

Big news... we have accepted an offer on our house and not the asking price offer mentioned previously, the vendors of the house we want to buy now want to buy our house!, so we are (sort of )house swapping. Our offer on their property has been accepted and both offers confirmed in writing. The property we want is one that they rented out so is currently empty, they will use this sale to fund the purchase of ours, they will carry on living in their other property while putting an extension on ours. Thumbs up all round.

All our info is with the mortgage broker, who is reviewing it and then meeting with us Friday to discuss the application/next steps. The solicitors have been instructed so its all system go....it's only been 2 1/2 weeks since it went on the market!

We need to have a chat with them about the jobs we are planning on doing and whether they want us to do them or leave them.

I'm so excited after years of paying off debts we are almost df and have a lovely new house to look forward to or it will be lovely when it has been decorated top to bottom.

All the solicitor paperwork has been returned just a couple of items outstanding. The certificate for the boiler installation and the receipt for the last groud rent payment. We have arranged a survey for next week as have our buyers. The mortgage broker is coming tonight to go through the mortgage illustration prior to hitting the submit button, fingers crossed but everything seems to be progressing nicely.

Thumbs up form the mortgage broker all our paperwork is in order, no queries from him on anything. The paperwork will be reviewed again by the admin team and then they will submit the application probably tomorrow or Wednesday.
