thank you, i just didnt know how things work with the house just being in my husbands name, but me wanting to take on the mortgage. perhaps i didnt explain myself very well initially

Not a problem. Keep asking questions till you get the advice or answers you need.

I would suggest clearing the arrears as soon as you can. Then that will contribute to an improved credit rating. That may well give you the opening you need to remortgage.

thirdly you can stick your attitude where the sun dont shine

The only person with a bad attitude on this thread is you. Why do youf eel the need to be so rude to someone who's trying to give you their help, free?

the tone in which the 'help' was offered perhaps had something to do with it?

maybe the fact that none of it answered my actual question also had something to do with it?

Many lenders will take a dim view of what you are proposing as your husband will continue to reside (I assume).

Which lender is the mortgage with? How many months arrears are there? Has there been any repossession orders issued, or any intention of proceedings?

How many years accounts do you have and what sort of income do they show?

if lenders wouldnt be keen because he is going to remain then its a no go.

mortgage is with RBS and im not sure how many months arrears there are, but it is with the credit management department for the foreseeable. no orders issued and no intention of proceedings, they are quite happy with the arrangement we have in place

i have 6 years of accounts showing from 19k upwards, last 2 years being 25 k

Good Luck and stick with it over the next couple of years
It would be expensive for you to remortgage to another lender if you could get a mortgage with any other lender !
You are doing the right thing by repaying the arrers.
Once you have cleared them then carry on paying the same amount as you will then be overpaying !! and clear the mortgage sooner

The problem is that, like most questions on this forum, they are not able to be taken in isolation and posters often need a little more information before being able to assist. I see a lot of people who say "just answer the question please", and want to respond "ask a better question then" or "provide enough information for people to be able to do that". You come on here to ask questions because you seek knowledge. Isn't it reasonable to assume that the people from whom you seek that knowledge have a reason for asking their follow-up questions and that they're not simply trying to make you look like a boob? People ask questions because they need to know more to be able to help you. Be less offended and more grateful for them taking the time.
