HELP PLEASE: Advice on my roof, leasehold

Okay. I bought my Flat last Sept with a homebuyers survey stating that some tiles on the roof are loose, and should be replaced.
Checked with management company who stated that these will be replaced when scaffolding goes up and the place is decorated. So the place has now been decorated and they have found that the roof is in poorer condition than thought. The Felt, battens and tiles are going to need replacing.
The managment company have sent me a section 20 stating that they are going to obtain quotes. I am goin to suggest a couple of companies.

Now I spoke to the guy at the mc yesterday. He reckons the price could be around £35K. Now thats divided between 7 leaving me with around £5K.
I asked how soon they need this, because obviously I don't have that sort of money sitting around.
They want it asap to start work in March ideally!

Where do I stand. If I don't come up with the money can they force it from me? I don't plan to live in the flat for too long, 1-2 years maximum. If I came to sell will this issue be highlighted?

    £35k for a roof? I don't know who management companies employ, but I know for a fact they are quite happy to overcharge.

    You are entitled to get your own quotes and I suggest you get several! If you get better quotes, the management company has to give good reason why they won't use your contractor.

    The management company do however, add their own 'surveyor fees' which are quite hefty.

    The total price for three windows and a door in a block we own a flat in came to £12000! One leaseholder got a quote for £6000 from the rip off merchants that stand outside the local DIY shop! Our response was to initiate the Right to Manage which comes through officially on 8th May.

    f you don't pay their bill, it will definately come up when you come to sell and no-one is going to accept the fact that you didn't want to pay for it. You'll simply be charged out of the proceeds, but by that time I'm sure you'll have interest and fees shoved on top at best.

  • Thanks for your reply. I have given the managment company two companies to get quotes from. One of the companies I know the owner so I know he is fair and can talk to him direct.
