    Remember market forces - supply and demand. Yes there may have been 2-bed properties for sale which could be purchased for less but they have been snapped up. So you have to look at what is available on the market now. Everyone is saying it is a buyers market but does that apply where you want to live? If you push the button and they refuse to deal with you, is there another flat you could buy? Would the next vendor be expecting even more?

    I'm not saying don't do it, although personally I wouldn't. But I am saying think about your specific circumstances and all possible consequences of this action. You could end up £10k better off. Or you could end up financially worse off and having to live somewhere which is less of a match to your ideal place.

    Just think it through first...

    i never get why people think because another house sold for x then it should be the same. whole host of reasons why similar looking properties wven close in time sell for different prices.

    'oh I just have to be in this village, I'll pay an extra £10k etc etc'

    If our Buyer did what you are about to do, I'd withdraw contracts, as people are indeed funny about hat their hosue is worth, and reducing the price is not the best signal you can give to the seller about ehri pride and joy.
