You cannot sort out anything, unless you ex agrees to the arrangments.
Do you both agree to selling the house and clearing the debt as the priority?
Or does she want to remain in the house? Where are she and the kids going to live afterwards?

Make sure that you go through mediation to arrange financial costs and child arrangements. This cuts the cost of solicitors, but needs you and your ex to be on reasonable terms and to discuss your needs.
