I am in touch with your situation in some respects. I've been with my partner for 7.5 years and he didn't work for about 4 of those due to mental health issues. We tried to manage for too long and he too was ineligible for any benefits by the time we decided to try and claim. But we had no savings or inheritance to help us out so I had to cover everything.
I don't mean to sound harsh, but with your baby on the way you might have to re-assess your plans for now and stop thinking of your inheritance as a house deposit but more as money to get some things for the baby. You will not get handouts to pay for this while you have savings over £16k in the bank!DMP Mutual Support Thread member 244

Have you tried to see if she might be able to claim DLA with the mental health problems? Its not means tested so wouldn't be affected by the other benefits.Only after the last tree has been cut down,
Only after the last river has been poisoned,
Only after the last fish has been caught,
Only then will you find that money cannot be eaten0
