Thank you all very much for the replies, I have not been able to get back on here to reply until now. I just wanted to thank you all for the advice, our estate agents called this morning to tell us the viewers we had on saturday loved the house, it is what they are looking for and that they want to make an offer of 108k. We are more than happy with that as we can clear the mortgage and finally move on with our lives, if all goes well that is.

I have been on medication for the last two weeks and not been myself, and when the EA told me of the offer I burst into tears, I really need to come off the meds lol..
