bathroom conversion and refit

Need some help on how much this might cost as have no idea about building work / plumbing / tiling / labour cost:

Rip out tiling and old shower and washbasin in ensuite - remove

Rip out tiling and old 1700mm bath and electric shower in bathroom - remove

Move toilet and washbasin in bathroom forwards by 20cm because want to move partition wall between en-suite and main bathroom by 20 cm into bathroom - so will mean moving / refitting existing toilet and wash basin in bathroom by 20cm forward.

Move partition wall as above.

Install 1500mm shower bath and mixer shower over (shower and taps to be on other end from current position but now on wall adjacent to hot water tank)

Install shower pump in loft for 2 mixer showers

Install mixer shower in ensuite + 1000 x 700mm tray and sliding screen

Install new toilet and washbasin in ensuite

Tile all up to ceiling around bath + basin splashback; tile shower enclosure (recessed 1000 x 700) to ceiling and splashback for basin.

Create door frame and hang door for ensuite (currently an "archway" ugh)

I would expect to provide suites / showers, pump, tray, screens, etc and tiles.

Is this enough info for a broad estimate / some advice?

    Heres a wet finger. Somewhere between £1½k and £2½k depending plus up to £ 750 for materials you don't supply. How is your water system configured? What size is your coldwater storage tank? You may have to upgrade it. Don't llike one pump feeds two showers either - should have one each.

  • Hi Marian, the costs involved in this project are various , so the only way you can find out what the cost will be to complete the work is to get 3-4 quotes from different firms. I cost building work for a living and i am amazed at the quote prices for the same job. One firm may charge you £3k some maybe £5k. Get an agreed contract sum in writing and do not pay them the full amount till you are 100% happy with the work . Tell them you will hold back 15% of the quote price until you are happy with the completed job.
    Good firms will have no problems with this term of contract request. But get it in Writing !

    Current water system in hot water tank on landing in airing cupboard adjacent to bathroom; cold water header tank in loft.

    Any advice on size / power of shower pump/s?

    Also thanks for advice from Robert re. getting several quotes and contract sum, etc.

    Also - fairly pleased that my original £4500 budget may not be wildly wrong!

    Personally I like Techflow pumps but everyone has his own ideas. As for size/power it depends what you want out of it. For example thems danged rainshowers need a mahusive pump and an even bigger CWST to give anything like the effects that are expected. Ask your potential contractors to recommend.

    Robert is spot on about 3 quotes. Make sure they are to near as dammit the same specification. Then you have something meaningful to compare. I would agree that a retention is a good idea although 15% is perhaps high. However, make sure that they understand that you will be looking for that sort of arrangement at the quotation stage. Springing it on them as you are letting the contract or even worse when they rock up for the final payment when the work is complete is not good practice. As Robert says good installers will have no objection. Also ask to see reference work and talk to previous clients. Again good people will not have an objection. Finally make sure you do have a proper written contract. Such protects both sifdes of the business arrangement.
