How long to complete?

I accepted an offer from my FTB on 19th Dec 2006.
They have a mortgage in place and we both have solictors in place (at the same firm which surely helps?)
Any idea how long before completion??

How long is a piece of string?

If you are only selling and not in a chain and the property is a straightforward freehold then I would put 6 weeks on it as a best case scenario, but I wouldn't to count the time before and during Christmas. I'd start from when your solicitors returned.
I'd be expecting a call regarding survey very soon; in fact, I'd be chasing the EA to find out when to expect it.Everything that is supposed to be in heaven is already here on earth.

We accepted our offer on 9 December and we still haven't had the survey done yet. It should have been done today but (long story)
They are FTB and we are selling up to go into rented while we wait to see if hubby can transfer abroad with his job.
We can't put our names down for a house until we've exchanged, in case it goes belly up.
Soooo frustrating!I may be skint but at least I'm Relentlessly Positive!

You often get told 6-8 weeks by estate agents but I think that is a bit optomistic. I'm a FTB and we are exchanging today and completing on Friday (fingers crossed!) This will have been approx 10 weeks from when we put an offer in. We are in a really short chain just our vendor and another vendor above them and it has been a relatively straightforward purchase (hope I don't jinx myself!). Christmas break probably slowed us down a bit though.
To speed things up - make sure you've got things like any insurance/service/guarantee documents for windows/cavity wall/central heating etc as that is something that we had to wait a bit for from our seller.0 -

I agree six weeks minimum. You could also call your solicitor, find out if they've received your deeds and send a contract to the buyers solicitor yet.
The sooner the buyers solicitor receives this documentation the sooner questions can be asked and answered.0 -

If its a registered property then that is totally possible but not all solicitors are connected to land registry yet, if your is superb.
One of the biggest issues seems to be the seller not getting their terms of engagement back to their solicitor along with their id docs, fixtures and fittings list etc, so make sure this is all up to speed and ask them if they need anything from you right now that could speed things up even more

Mines being going on for 3 months and it was a quick sale on my house and no chain either end. I think 8 weeks minimum to 12 weeks realistically0
