  • Hi guys, young brother stays in a street where the whole street is on A except him , he's on B . We're talking about 30 houses here all the exact same . He has been knocked back on the grounds he's has a brick garage ?? Anyone else had this problem and should he pursue it ? Thanks in advance ..... Bigal

    Garage is not applicable, only living space. However, dependant on date of sale, extensions etc that can see a band increase.
    hope that is helpful! my advice be thorough in your investigating, dont believe what valuation office tells you, trust me , they do get it very wrong!

    Garage could make a difference!

    For example, house without brick garage 1991 value £40K = Band A

    house with brick garage 1991 value £41K = Band B

    Anything that would affect sale price should be reflected in the CT band.

    Just had an email back saying my request for tax band change has been done and my local council will be in touch.

    This was in the email "All enquiries concerning overpayment of council tax should be referred to Hinckley & Bosworth BC who will re-calculate your billing arrangements"

    Been in my house for 11 years, will I get a rebate for 11 years? will I have to ask the council or would they automatically give a rebate?

    When the band is reduced councils will usually automatically refund any overpayment of CT dating back to your first occupation of your home.

    However as a new CT year will start on Apr 1, be aware that some councils may deduct the amount owing on your 2013/4 CT bill from your refund. If this happens you can request the council gives you the full refund and say you will pay the forthcoming year's CT in accordance with the agreement you currently have with them.

    My challenge several years ago was denied as I had been living in the property for more than 6 months. Following Martin's recent update, I decided to request a second review (VOA office advised me to). I've lived in the property since 1996 so fingers crossed this will work out for me (other identical properties are a band lower).

    Does anyone know where I can find historical council tax rates since 1996?

    Do you mean the amount payable per band for each year since 1996?

    I am looking at challenging my tax band because evidence on the property sales for my street show that neighbouring homes like mine were valued well under 40,000 in 1991 and we are banded as B . The problem is this seems to be the case for half the street bar a few that are A for some reason I cant work out. How can they all be in the wrong band and will they refuse to change it because it will mean cash payouts for the whole street. Has anyone come across this.
    Like dvs above I to have been in house since 1996 but its council.

    Could be several reasons why there are different bands for the same house type, most probably either some reduced and others not which should have been, or straightforward error.

    As the VOA who deal with CT banding, have nothing to do with the actual money and are not part of the council, they will not be concerned about the financial effect of reducing bands.
