    There's definitely scope to do lots of things down there though and I'm in little doubt that when the time comes, my dreams of a quiet retreat with my snooker table, guitar/amp, games console and great big TV will be shattered and replace by something far more useful...

    I think you can keep on dreaming because if the kitchen I'm imagining is anything like the one your wife is, it's just fabulous!

    Sounds like a plan. On a slightly different note, have you considered converting the loft as an option?

    At the risk of going way off topic (which happens a lot in my posts!) yes that's also on the list, earmarked for a 4th bedroom but it's lower down the list as we have no need for it as yet; whereas the cellar/basement/lower ground floor conversion will yield immediate benefits, for one of us at least...

    Just because building control dont consider a room habitable doesnt mean it isnt. Theres some weird rule where I am that you need a proper set of stairs to a loft to call it a bedroom.

    As far as I'm concerned if it has a bed in it and all the other stuff bedrooms have, then its a bedroom.

    I dont think it would be too hard to get an AE to stretch the truth and call your cellar a bedroom, lying about stuff hasnt been a problem so far for them ;)

    A ladder, through a loft hatch, doesn't make a bedroom, that's why building regulations exist, that isn't weird, it's common sense:rotfl:
