    I think it's a good idea but agree that you don't have enough money to start-up with this kind of premises at the moment. If the rent is 3500pa (and that seems very low!) then on a best case scenario they will ask for a deposit and a month's rent upfront (some places ask for 3 months). That's a 1/4 of your budget gone. You need to cover for the 1st month at least (until you start getting some money in) the electric, phone (may also need installation fee upfront) liability insurance, business rates. Then you have to buy sewing machines in - you'll need fairly decent ones as some people may be put off by ones that can only do the basics so at a (very rough) estimate £100 each. Then you need tables for them, chairs for people to sit on, displays etc. This is leaving you basically nothing left for stock!!

    I agree that you may need to start off slightly smaller, as people have mentioned above get in some basic stock and rent out a community centre or village hall. Get the classes up and running and that starts to build you up your customer base for when you can afford to get the premises. Could also maybe look at online selling for the stock as this is something you could do more easily in evenings and weekends.
