Hi
Im looking to buy very soon and was wondering if there were any experts on here who could advise any areas i should avoid within specifically SW london?
Also, which areas do you think are a better investment than others? Investment in the long term and also rental potential
All comments welcomed
Thanks
Jamie

Have you got any idea on size and budget? London varies massively and if you can afford Richmond, then I wouldn't even bother asking where not to buy

However, my friends are about to sell a beautifully maintained, stylish one bed in the top, quiet end of Streatham, near the common. I'm sure that would be perfect

If you are a landlord then South West London is saturated with rental properties and is expensive to buy them i.e Clapham, Putney, Wandsworth, Wimbledon, Balham.
If you still insist in buying in the area then I would avoid any property that doesn't have a tube station or a train station, whose trains take more than 15 minutes to get to Clapham Junction, with in walking distance. Also most of Lambeth is either rough or not on the tube so would put lots of tenants off.I'm not cynical I'm realistic

Er, yeah, because the whole of Lambeth is unpopulated, obviously
Best place for bargains IMO! Everything that is supposed to be in heaven is already here on earth.

personally, I think Tooting is the best place to live in SW london
Prices have not gone mental ( well they have but not AS mental as say clapham)
Brixton & streatham I personally wouldnt choose due to crime issues, and I have to say they are expensive for what they are. pound shops, beggars, crackheads etc
You might want to keep your eye on SW1 south victoria - theres a fair amount of ex-LA around which has stayed very relitavely reasonable, and Id suggest very rentable. I have been around all those estates wth work and I have to say that they remain safe in the main and highly rentable due to proximity & zone 1 location. eg http://www.rightmove.co.uk/viewdetails-13500211.rsp?pa_n=1&tr_t=buy:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

I like battersea, but I dont think the transports all that great, but I dont know overly. I remember visiting a mate there and it being an almightly trek from clapham junction to where they were:beer: Well aint funny how its the little things in life that mean the most? DoozerGirl don't understand you. My sentence contains an "or" in it.
It's a fact that South London has more train stations then tube stations, and trains run less frequently then tubes plus train fares (if you don't have a travelcard) are more expensive then tube fares.I'm not cynical I'm realistic

Erm.... you do know that Battersea has TWO train stations, both of which are 1 stop- equidistant from Clapham Junction and Victoria?Mortgage debt - [STRIKE]£8,811.47 [/STRIKE] Paid off!0 -
maybe they never lived in battersea at all, maybe it was "battersea borders" or some such EA speak. Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

Yea, it must have been because Battersea has both battersea park station and queenstown road station, both opposite each other more or less. One of them is 1 stop from CJ.0
