advice from estate agents required

hello all

Im currently debating whether to buy a semi-detached property in the cannock staffs area. (99k) Its in need of internal cosmetic improvements,. It does have a new fitted kitchen, but walls and floor need completing. It does need a new bathroom suite. It has a very small side extension which has a coal room and large cupboard, this is next to the kitchen.

The estate is half private and half council, but the council part (50 houses) have been knocked down and a new development is being built (100 houses), over the next 3 years.

My first question is will this new devolopement have any impact on the value of the house in about 1 or 2 years time.

Also and this is my main question, - on an everage will a new bathroom suite add value to a house. the same question for internal improvements and decor.
kitchen and finally a conservatory.

I would gratefull for any answers to any of the questions,. (especially the last paragraph)


p.s does any one know of a website that details value increases for that final paragraph.

    I work in London, so can't comment on the first part.
    You need local agent who knows the area. Ask as many as you can re: any impact and ask them what they think it would go for when you have done the work. Then you will know if the figures stack up.

    It has a new bathroom, white? leave it unless it's been done to poor standards or it's barbie pink:eek: as I once saw.

    It has a new kitchen, is there something wrong with it? Worst one seen to date.........painted with BLACK GLOSS PAINT WITH DRIP MARKS:eek:
    Coal room/cupboard could be turned into Loo? utility room ? poss.

    redecoration.. YES
    conservatory.... NO. Never gets your money back and makes the garden smaller.

    Keep everything neutral as poss.
