    I keep hearing that "banks" are going to lend more.

    But with over 50% of existing mortgage debt with lenders that are actively contracting their mortgage books. Hard to see who is going to replace them.

    As banks if anything are withdrawing more and more to their own home markets. The global credit boom is in reverse after 40 years of growth.

    I remember about 5 years ago 'experts' in the Express said the average house price in 5 years time would be around £300k.

    They are really giving us the bad news headlines now.

    I've been having a really bad time trying to sell. Keep reducing the price, but no one seems interested, things are really dire here. I'm now in negative equity trying to keep my head above water with the mortgage repayments. Thankfully Ting Tong's night work enables me to (just) afford the repayments.

    Of course they are not, a 21% rise over 5 years is nothing more than an extremely gentle recovery.

    While average pay lags behind...........

    More interestingly if average house prices rose 21% around £35k and house transactions were around 45,000 a month. Then lenders would need to fund around another £1.5 billion of new mortgage lending a month. Or £18 billion a year.

    Difficult to see where this is going to funded from in a contracting money market.

    We just called Sky news.

    They have also agreed to black out this Nationwide fall.

    As far as the general public are concerned house prices are rising.

    We'll stick a couple of House Prices storming headlines on the Esso forecourts next week.

    That will teach the HPC gang a good lesson.
