Once banks start lending freely there will be massive HPI.

    How many times do you need it drilled into your thick head that a 21% rise over 5 years is lower than the projected rise in inflation?

    I agree with your line of arguement that in real terms 21% isn't much, however isn't inflation expected to fall next year. Even so I'm not saying that that makes it a significant rise but IF we do have a 21% rise over the next 5 years it would suggest to me the start of a gentle recovery (in the context of where we are currently) with probable higher rises in the following years.

    Additionally from an investment point of view that 21% is over 60% when the rise is applied to the actual cash invested (mortgage deposit, solicitor, stamp duty, furniture, misc fees etc) rather than the total property price.

    The debate is not about the relative value of a leveraged investment - it's about the price of houses which by the Daily Express's celebratory headlines are going to barely keep pace with inflation.

    Sibley himself said that he hopes to retire soon based on him expecting a massive increase of 30% on his property in 10 years.

    Having said that, I suppose any rise that is above interest rates is a good thing, but neither the Express nor Sibley's projections are anything to get orgasmic about.

    That why I said 'additionally from an investment point of view', it was merely a subsidiary comment.

    Of course they are not, a 21% rise over 5 years is nothing more than an extremely gentle recovery. But right now I would take that, I would hope for slightly better but it could equally be slightly worse too (although that wouldn't be my hunch).

    I suspect they fear blood alright... and are trying to get their paper believing sheep to hold on a bit longer.

    I wonder if the owner of the express has extensive property interests perchance?

    I also wonder how many of his holier than thou readership realise the owner made his mark in the porno industry?
