Self build questions

Hello all,

We live end-of-terrace and have extended the terrace to add another whole separate dwelling on the end, thus making ours mid-terrace.

I have a few questions, if anyone could help answering them, that would be great:

1) We will need to adjust our deeds as our property has become two - and we want to sell one of them, and keep the new one. How do we go about that?

2) Can anyone recommend a person/company who will provide a SAP report?

3) Same again for a "sound test".

4) Can anyone receommend someone who can provide homebuilder's warranty?

    1) If you want to sell them seperately then you will have to change the deeds - i would imagine a lawyer is a good place to start there
    2) was that not done at building warrant stage? there are specialist companies that provide the calcs, usually quite reasonable 80-120 quid
    3) why do you require a sound test?
    4) the builder that did the work

    why do a sound test?
    afaik there is no hard regs on sound/noise etc.
    apart from wooly terms like, there shoud be "adequate noise insulation".
    Get some gorm.

    Passage of sound is controlled by Part E of building regs.

    If the OP followed the correct details then a test would not be required.

    The As Built SAP would be easiest to get from who ever did your As designed SAP when you submitted your original Building Regs application.
