how much for a 3 bed?

Options
Hi

If a 2 bed flat is on for sale for £130k, how much would you reckon a 3 bedroom flat would cost. Its in the same block, and assuming every thing is the same (for arguments sake) i.e same size. style, things included etc etc, so how much for an additional bedroom?

looking for a rough idea, so if a 2 bed is 130k would you expect the 3 bed equivalent to be 150k? more? or less?

just need an idea if youd pay 20k for an extra bedroom, or 10k, or 15k ? For what its worth, this is in a modern development, theres 9 flats in the block. The 2 bed has just gone on for sale, i own a 3 bedroom opposite and was about to sell it next month. The 2 bed was purchased for £140k in 2007 and mines for purchased for £165k in 2007.

Whats an extra bedroom worth?

Thanks

In answer to your question: 'how long is a piece of string?' Sorry. :D

I would guess @ an extra £10k or £15k for the 3rd bedroom possibly. Might be worth checking sold prices of similar flats that you are certain have 3 bedrooms. :) Also check asking prices of the same too but bear in mind that these are just asking prices.

Depends. If the 2-bed has two good-sized doubles, and two bathrooms, and the three-bed is really only set up for one double and two singles, the 2-bed might be worth practically the same.
