What Rights Do I have to Renew Rental Agreement?

Hi
I`ve recently moved in to a property with a six month agreement , I get on fine with the LL and will more than likely want to renew for at least another six months ,as long as Im paying on time and not breaking any rules ,do I have the right to renew at the end of six months or is it entirely at the LL`s discretion?

You have no 'right' to renew BUT (if the premises are in England&Wales and the tenancy is within the Housing Act 1988):
a. on expiry of the exiting fixed term, you acquire an automatic Statutory Periodic Tenancy (prob. monthly); and
b. L [landlord] cannot easily evict you- would have to use the Act's procedures [s.8 or s.21].0
