HELP agency wants to charge me £250 for referencing

    For one person? I'd say rip-off. Can't remember exact figures but I'm sure my one a few years back was under £100

    Or is this the set up fee for the tenancy, which includes the referencing?

    I know the agency is almost certainly charging the LL too, but that wasn't the question

    I think I see that agency and they dont use toilet paper, they actualy use £5.00 notes instead !

    I think you have to name the agency. It will act as a warning to tenants not to use them and hopefully impact their business. No sane tenant would start to rent with them, knowing that a reference will cost this much.

    They need to realise that they are themselves dependent upon references from other agents - so if they carry on this way, they are poisoning the well from which they all drink.

    I understood the OP as meaning it's the proposed cost of tenant credit checking & referencing, not the cost of writing a letter of reference. If it's the latter, then that is a HUGE rip off.
