Hi all,
I have recently bought a leasehold flat, it was completed around 3 months ago.
After completion, I have not received any documents or deeds from my solicitor/bank.....
Could anyone please tell me how long it takes to receive the deed of the flat after completion - and who we get it from (bank/solicitor/land registry)??
Also, do you receive any paper works from the solicitor? (bcos i have none from mine - not even a piece of paper).....
Many thanks and appreciate any help given.

your solicitor will have the deeds .Some solicitors will continue to hold them for you free off charge ."Do not regret growing older, it's a privilege denied to many"0

The 'Deed' is not proof of ownership anymore. It's the electronic file at the Land Registry that does this, so 'deeds' are not important in the way they were before land registration.
If you want to check the property is now 'yours', spend £4 and download a copy of the Title at the Land Registry here.
Having said that, the solicitor should have sent you a Completion Statement (a final account if you like), and will also have a file of related documents, possibly including historically interesting deeds going back as far as..... well, how old is the property?
Sometimes these are passed to the mortgage lender, sometimes held by the solicitor, sometimes sent to the owner. If you want to know what there is, and where, or want to request it is sent to you, why no write to your solicitor and ask?0 -
Hi
Many thanks for your reply.
So does it mean electronic record is now the replacement of the actual paper deed? The reason I ask is that my parents have bought a place a few years back and they have had their deed sent from their solictior after the completion....so is this "electronic record" something new in place?
Also, do you know who will have the actual paper deed now? The landlord? or the previous owner?
I wish I could ask my solicitor...but she wasn't very helpful as I tried to contact her after the completion but she has not been answering my call and unresponsive...so I was hoping to get some advises from here...
Many thanks once again and appreciate any help given0 -
No, as a flat is almost always leasehold- so the lease (hard copy) is still important. If title is registered, a property's pre-registration deeds are then rather less important (EXCEPT that they can be vital in dealing with boundary disputes!)0

Keep the paper copies if you can. Do not destroy them. The deed pack you receive may include previous searches and even the estate that the new property was removed from.
HMLR only include in the electronic version the covenants and clauses entries they deem necessary. The paper copies could include more detailed information - especially boundary feature responsibility (HMLR ignore the little Ts and Hs), and some have plans of the estate much more detailed than the OS base that HMLR use.
Just my experience of looking at hundreds of HMLR Registered Titles and Plans.

We completed on 31 March. I had an email yesterday from our solicitors saying that Registration of our title has now been completed at HM Land Registry.
They're sending us a copy of the Land Registry entries showing us as the new owners, along with other documentation. They said the documents constitute our original title deeds.
Bit slow, innit!

Hi Jeffrey Shaw,
Many thanks for your reply above. Could you please advise who I can get the hard copy lease from? Because my solicitor kept on saying there's no longer any deeds - that it is all electronic. So 3 months after completion, I still have not got any docuements from her.
Many thanks once again and much appreciated0 -

Hi Old Git,
Many thanks for your reply above.
Do you mean the solicitor should have the old hard copy deed? Beacuse all my solicitor told me was there's no longer any deeds, that it is electronic.
That got me really confused, because even if it is now all electronic, the old hard copy of the deed should still exists - but now I do not even know who has it.....
Many thanks once again and much appreciated!0 -

Hi John,
Many thanks for your reply above. Could you please advise what else would be on the deed pack and when we should receive it after completion? My solicitor dont seem to going to give me anything back at all. I called her up and all she told me its theres no longer a physical deed needed...but have not mentioned anything about the deed pack.
Many thanks once again and much appreciated!0
