Offer accepted - now for sale with different estate agents

Hi,
I had an offer accepted on a property - solicitors instructed, surveys arranged etc.
Now i was checking houses for sale tonight and have noticed that this house is now for sale with a different agent, with a new set of photos etc.
It is listed as Sale Agreed with the original estate agents.
What do I do now?

delayed listing maybe?
I think both parties are allowed to still pull out so i guess they're within their rights, dont think you can "do" anything. Maybe ask them to list it as 'under offer'?Deposit Saved £900/£25,000 3.6% :wall:0 -

I know they are within their rights, but its not really making me feel as if they are serious.
If it wasn't for the fact i love the house, (an have already incurred fees), I would tell them to forget the sale - I don't like being messed around!

I'd phone both the new agent and the original agent.
New agent to ask if it is for sale, old agent to let them know if you are told that it is.Remember the saying: if it looks too good to be true it almost certainly is.0 -
I have this situation with a flat I am selling so will explain how it happened for me.
Had flat on the market on an eight week contract with Agent 1 didnt like the agents communication style and decided to give notice to Agent 1 and appointed a new Agent 2 who took over and srarted marketing the property on the same day the other finished.
Two days into Agent 2s contract Agent 1 got an offer from a person they had shown the property to, after some negotiations I accepted the offer. Agent 1 had removed the property from websites, they put it back on both their website and rightmove etc with sale agreed on it.
Agent 2 still has the listing and is allowed to do so, they will not show the property but can take names and contact details of people who show an interest if the sale collapses (as many do). Both agents agreed when I discussed it with them that this is the usual practise and what they usually do in these circumstances.
So my flat has one listing on websites that say Sale Agreed and another listing that says its available.
This may be a different thing than your own but does give an indication of how it happens.0 -
Update:
Have phoned the new agent - they say there is an offer on the house (which is my original offer) but the sellers are rluctant to accept.
They are either not aware that my increased offer was accpeted or playing games.
Phoned the original agent - they have said they will talk to the vendors for me, however they don't think it will be a problem anyway, as the agreed price is 97% of the new asking price, so they doubt there would be much interest. Hopefully the vendors will now agree to take it off the market completely though - nervous about being gazumped!Weight loss challenge, lose 15lb in 6 weeks before Christmas.0 -

Similar thing happened to me, but I was out of contract with the first agent so I told them to remove my property and they didn't. Got the offer from a buyer from the second agent, property off the market, then my buyer gets an email from the first agent offering her to show my place! Both her and I were livid as you can imagine!
Luckily she was alright and all was fine, but I had strong words with the first agent. Were they bothered - no.0 -

Only the vendor can instruct the agents to withdraw the property from the market and/or list it differently. So ask the agent you are buying through to tell the vendor your offer is conditional on the property being withdrawn.
There is inevitably a timelag before the other agent is told, and acts on that instruction, but you could delay spending money on survey/legals etc until it happens.0
