My colleague has just recently become a landlord

Well when they've studied the law on tenant harrassment they should perhaps set a date for a property inspection.

However if the tenant is looking after the place well and is paying their rent does it *actually* matter?

I assume this colleague has ensured their legal obligations have been met?

That's what I said. Better they have someone else in to help with the rent than they couldn't afford to keep up payments on their own.

Just explain to Tenant you'll have to advise HMRC of his other income unless there is proof/a better explanation of no subletting : Landlord is declaring THEIR rental income to HMRC already??

Proof of no subletting? How would you do that?

The LL needs to stop being paranoid and leave the tenant alone.

Sorry, lodger, yes. The tenant agreement does not allow either.
What if it is the GF staying over or even living there with him? Like others say does it actually matter as long as the rent is being paid on time.
Remember the saying: if it looks too good to be true it almost certainly is.
  • Yes. L's property is being used more intensively and by someone whom L did not permit to occupy.
    That's trespass.
  • Ask him to confirm in writing that he doesn't have a lodger?

I would advise him, in the economic climate we are in, if he gets rent regularly and on time and the property is in good condition to just to leave it.

He could then find himself with a tenant who does no pay?

    Greed is normally the issue.
