Giving notice to Tenants - please help.

I cannot seem to get my head around this too easily today!
So, can I just check that I'm doing this correctly? The Tenants pay on the 25th each month in arrears, so I ask them to leave by 7th October or 7th November?
We gave the tenant a month free and then they paid us £500 at the end of the following month so assume that isn't classed as a deposit.
And to finalise............... I send them a letter, but have to attach the S21(b)?
Forget the rent payment dates, as jjlandlord says it's the tenancy period stated on the agreement that matters.
From your first post, this starts on the 8th of the month and ends on the 7th of the next month.
So the two months' notice must be received by the tenants on or before the 7th of the month for the two month countdown clock to start ticking on the 8th of the month.
What was it agreed the £500 was for? Do you hold any amount to cover the costs should they have put knife marks across the kitchen worktops or fitted shelves that ripped plaster off the walls?0 -
If it states on the contract that the contract started on the 8th of october then that is the relevent date, the date you have agreed that they can pay the rent or move in is irrelevant.
So currently, if they are on a SPT, you could give them notice anytime upto the 8th of September, and they would have to be out by midnight of 7/8th November.
From what I can gather the £500 was just the rent from the 8th of October to the 7th of November just paid in arrears rather than advance.0
