So what 'notice' has she given you? In what format and what did it say? Did it refer to s.21?
Did you pay a deposit, is it protected in one of the 3 schemes and has she provided you with the details of the relevant scheme?
Once the s.21 notice has been properly served, with correct dates etc, then you do not have to leave when it expires. If you choose, you can stay put until she gets a possession order at court, followed by bailiffs order / eviction. But that will cost you money and give you a duff reference. So unless it's unavoidable, in practice it's better to leave at the expiry of the notice.0
