proving the house is yours

Sorry if this sounds like a silly and pedantic question....

Now that I have the keys to the house and it is mine, shouldn't I have some kind of paperwork to confirm this? I find it odd that when I buy a car I get a 'registestered keeper' document and even when buying my grocery I get a receipt - but I've bought a house and had not one single piece of paper from my solicitor :s When I went to sign the contract she had a whole folder dedicated to my purchase but she never gave me anything not even a copy of the contract. I was wondering whether I should have had something legal like 'deeds' maybe? I have emailed her but she is a bit crap at replying to queries. I know the house isn't technically 'mine' as I have a mortgage on it but OCD me likes to have everything written down! Is this usual?

    How long ago did you complete?

    It normally takes a couple of weeks for the transaction to be registered with the Land Registry and then your solicitor will normally send you out a certificate of title and copies of all the relevant paperwork.

    How long ago was completion? It is usual for the solicitor to send a photocopy of the entry at the Land Registry although this can take a little while to update. This will show your name as owner of the legal title and the mortgage company as having in interest (until such time as you clear the loan).

    You should have a copy of the contract though although at this stage everything which is part of that agreement should have been concluded.

    It it worries you pay the £4.00 via the Land Registry web site and download your title (searchable by postcode) be aware though that dependant on time scales it may still show the previous owner on the document.

    You'll get a copy of the updated title from the land registery through your solicitor. It may take a couple of weeks.

    I think the deeds (which are the proof that you now own the house) go to the morgage company until whatever time you have paid it off, usually.

    If completion was on Friday there has not been time for anyone to do anything yet, yesterday was a Bank Holiday. If you are really anxious, as I would be, then ring your solicitor to ask what you should receive and when. It took a couple of weeks for my solicitor to get round to sending my paper work after I bought my house.
  • IF ITS IN ENGLAND & WALES:
    The short-term answer is the Transfer deed. A certified copy is sufficient for your purposes.
    As others have posted, the long-term answer is the official copy entries ('Title Information Document') issued by HMLR on concluding the registration process. This may take more than a week or two if it involves first registration (as opposed to transfer of already-registered land) or the transfer of part-only of an existing registered title.
