About to put in an offer - what is the correct way to do it?

    I put my last offer in person and not in writing. I wish I had put it in writing because the vendor suddenly forgot the time-scales we gad agreed and everything else, and made for a pretty annoying transaction. I met their counter offer on the condition they could wait until a certain date for completion (after exchange) for me to get the final bit of cash together to pay the extra stamp duty. Suddenly it was 'we don't see why it's taking so long, it's gone on long enough, agree a completion date sooner or else we'll pull out blah blah......'.

    At least if it's in writing you have a point of reference to argue about.

    But it isn't legally binding so has no more use than a verbal agreement no matter how much you might try to argue the point with the vendor.

    Did you put your offer to the EA? They rarely pass on any conditions on offer, just the price, so that people who would otherwise have refused the deal proceed unawares until everyone is at the point of no return and continuing becomes the easier option. it is a classic sales technique.

    You are right ... it's the moving on - presumably I will go back and look at the Land Registry figures for it's eventual sold price - but hopefully I might have found somewhere else better by then!!!:D (I can live in hope!).

    Still yet to decide whether we are moving on from this one yet!!! That will be tonight's discussion once the kids are in bed. I sense that I haven't given up on it yet.

    If your heart is set on it then buy it and delay the extension for a few years.

    I had mentally bought my house as I pulled up outside for the first viewing. I paid not far off the asking price and haven't regretted it one bit.

    It seems like you're hooked on it and can afford it. Buying something else might always be buying second-best.
