want to sell but would like to sell privately

i wonder if anyone can help me!!.. i really want to sell my house and i done the stupid thing of looking before i had even put my house on the market.. big mistake as i have found "the" house....
so now i really want to sell quickly but like anyone i really dont want to pay massive estate agents fees.. can i do it privately> if so how>,,, any other ideas .. what estate agents out there offer a fixed no hidden fee system??..

any help/guidence gratefully received

    In order to get maximum exposure as quickly as possible I would advise against trying to sell privately. You want your house to be on rightmove at the very least; I don't think individuals can just list their own properties.

    We've just sold a house privately - but only because a neighbour heard we were thinking of selling and said her brother wanted to move to the area.

    However, once word got around we had two other neighbours wanting to be informed if the sale fell through! However the house is one of a very small development in a quiet cul-de-sac, and others have sold easily.

    So, before you involve an agent, it might be worth writing a short letter saying you want to sell and the price you would like and popping it through your neighbour's doors. If nothing comes of it - well, it'll probably only cost you a couple of quid!

    You're in a hurry - so use an agent and get onto Rightmove (private sellers can't get onto Rightmove).

    But make sure you either use more than one agent on 'multi agent' contracts, or a single agent on a 'sole agent' contract.

    Do NOT sign up to a 'sole selling rights' contract (even if the commission/charge is lower).

    Then do as advised above and try to sell privately as well, at the same time.

    If you find a private buyer yourself, all well and good. If not, well, the agent(s) will be trying to find a buyer too.

    I've been here and got the T-Shirt.

    As G_M says, never ever ever ever sign a sole seller contract. You could sell the property to your family/friend/neighbour/bloke at work and still have to pay the EA their commission.

    I used www.cheapmove.co.uk initially as a private seller site (click on private seller at the top). You take the pictures, write descriptions, measure rooms all your self and you get a For Sale board (if you want a post you need to get this yourself). It did work as initially we got around 4 viewings requests but most were nosy neighbours wanting to view. But it did only cost around £15 although you need an EPC which we got locally for £35.

    Our circumstances then changed and we needed to up the marketing and we found an online estate agent (also on www.cheapmove.co.uk) who get you in rightmove and we payed just over £400 for this and we ended up getting 12 viewings over around 4 months and we now have a sale agreed so fingers crossed.

    Really depends on what you want to spend, how long you have etc.
