Selling a flat in Scotland.(need advice)

From start to finish, i would like to know the complete process for selling a flat in Scotland, can anyone point me in the right direction, perhaps a guide?
getting home reports etc?
I think the rules have changed recently but would like to find out which processes from start to finish i must go through please

Hire a selling agent. This can either by an Estate Agency or a Solicitor firm which also does house sales. Your preference for one or the other should be determined by personal recommendation or by interviewing each by inviting them to the flat for a 'valuation' and presentation of their services. An EA firm will have a separate solicitor firm to handle legal work (conveyancing/missives) for you, solicitor firms will typically split the work between and EA 'department' and the solicitors within the firm.
I put valuation in quotes because, although the agent may/will indicate what they think the selling price will be, the crucial figure is the one in the Home Report, which is used as your buyer's mortgage valuation, and which will typically form a ceiling on what buyers can offer.
Typically, the agent will arrange the HR for you. You can get them from alternative sources, but there's little value in getting a bargain-basement one which won't be accepted by most of the mortgage lender panels. Best to stick to the larger firms, so ask the agent who will be doing the HR and what reputation they have.
If the agent is worth their salt, you shouldn't have to do anything after hiring them; if you pick an agent who does the viewings for you, you do even less.
From hiring the agent, their marketing (should) attract interest in the flat, and once you have interest, someone makes an offer. The offer should be in writing, from the buyer's solicitor to your selling agent. You and your agent then discuss whether or not to accept. The process of closing dates for offers may apply if you have sufficient interest, or you may receive a single offer and accept that.
Once an offer is accepted, it's passed from the EA firm or dept to the solicitors, who will complete the legal work for you. You'll need to sign a disposition transferring title to the new owners at some point, but if you pick your agent and/or solicitor wisely, you shouldn't have to do very miuch yourself, and your agent or solicitor should - since it's what you're paying them for - guide you through the process, rather than you needing advice here.0 -
