    Thanks, I understand it now. I was thinking that they would always take the figure from a given month and have that as the year's average house price. Then any other months would just deviate up or down from that.

    Stats were never my strong point though I have to say! Even saying SPSS now still gives me the collywobbles.

    Usually, year-on-year change measures vs this time last year although occasionally it will measure an average of the last 3 months against the same period a year ago.

    The Land Registry use that, or something similar at least, for their regional and local figures.

    I quite like stats although I don't like the way it is presented as a mathematical science. It's a way of interpreting the world so has more in common with economics than with physics or chemistry IMHO.

    My sandwich was ham with salt and vinigar crisps on it, but I am saving a deposit (the figure will change this month).
