Ruby's mum: Is Cyril perhaps compensating for something small about himself??
OMG you people who let property out, honestly.
Why is every bit of trivia and normal detrius of everyday landlording down to your tenant to put right.
Sorry but really. You rent the bricks and mortar so you can live off the tenant's hard-earned money, and then as the landlord seem to think you don't have to deliver, as per the contract, the Landlord's responsibilities for repair, for the inventory, for paying the mortgage, for insuring the place, etc. etc. etc etc etc etc... It's not hard.
For examples of some wonderful landlords delivering their responsibilities effectively please see this thread (apologies, I started it..)

I am surprised no one mentioned getting a cat yet !Nothing is more damaging to the adventurous spirit within a man than a secure future. - Alex Supertramp0

You are reponsible for the mice as you are leaving packets of food for them to eat. Seal all food and the mice will go away.
Anyway, your LL has used poison. The problem with poison is that they will die somewhere and decay possibly somewhere that you can't get at causing an awful smell. Fine for outside but not good inside your house. A trap will kill them instantly and then you can remove the carcass.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

I've been away until now!
A cat can add to the problem though. Mine bring in live things. And dead things. Both are unpleasant but at least the dead ones don't bite.
If building work has been done and left tiny holes where they can come in then this may be a cause.
In the mean time poison and then clean the entire kitchen regularly.0 -

What and you think property just lands in LL's lap do you.
You don't think LL's have had to work bloomin hard to afford a second property to let out so that those who can't buy have a place to live.
Not all LL's are huge multiple property owners creaming in £000's.
Loads of people are doing this to try and find someway of securing their families financial future.
As an example in the last fortnight i've had
A call to say the bathroom sink plug has come off
( at 11pm I hastened to add )
Tenant locker herself out of flat could I get locksmith ( she can't make calls herself obviously )
I've just had a call to say can I text her my bank details to pay HALF the rent in cos she's been off work and yes I did but I did this last month and the month before and it obviously hasn't occurred to her to write it down.
She could ask her BF, Dad to reattach the plug couldn't she. She could ring a locksmith or get the spare from the estate agent ??
Its just silly stuff that as soon as someone signs a tenancy they seem to leave common sense at the door on their way in.
Yours having a grouchy Friday.:beer:0 -
I would advise caution using poison for mice. Whilst it is usually effective, if the mice don't die instantly, they can wander outside the property, and be caught and eaten by cats and dogs (or owls and foxes depending on where you live), leading to secondary poisoning in them.
Correctly set traps are far more effective. They kill very quickly. You can dispose of the dead ones without them crawling off somehwere to rot and cause a smell. You know how many you have caught and can tell when they stop coming in. Bait them with peanut butter or chocolate (contrary to popular belief, they are not partial to cheese!).
Check for holes where they may be getting in. Look outside too for gaps around drain pipes, air bricks etc. If you can fit a pencil through it, a mouse can get through it too. For smaller holes, scrunch up balls of tin foil and block them up as a temporary measure. If the tin foil is chewed or pushed out, you know that where they are coming in. If these holes are left as a result of the LL's shoddy workmen, you then have proof that they are to blame. However, mice can infest a house for some time before you actually see signs or know they are there, so you may have had them indoors long before the workmen disturbed anything.0 -
Oh dear you are having a grouchy Friday aren't you? I agree that the examples you give would frustrate most LLs.
But that's no reason to transfer your grouchiness at your Ts onto the OP and every T in general.
Oh, and by the way, from what you've posted, you chose to work blooming hard to go into the property renting business. Nobody forced you to do so.0 -

No they didn't but if no-one in this country worked bloomin hard where would we be ?? Do you really think there is enough social housing for everyone who needs it ?
I thought entrepreneurial enterprise is something to be encouraged . I don't want to be a drain on the welfare state thankyou and I also am not happy to live on a state pension, if there is such a thing when I retire so i'll work bloomin hard in the hope I may reap some small reward later in life.
Already the tax payer is struggling to support all the !!!!!!!!!!s we have i'm trying to do my small bit.:beer:0 -
just to clarify....i've lived here 7 or 8 yrs now, and i think i'm a really good tenant. i've put new flooring down because it was threadbare when i moved in, i've had to replace ALL electrical items ie the fridge, washer, oven even tho they were listed on the inventory and i am paying for a partly furnished property THAT INCLUDES ELECTRICAL GOODS as stated in my tenancy agreement
my rent has ALWAYS been paid on time and i have NEVER bothered the LL for trivial things
the packets of food that have been nibbled were in a top cupboard in the kitchen, they were UNOPENED bags of pasta, the labels off tins of soup etc and jars of sauce.....just the normal things one would keep in a food cupboard. anything that gets opened like flour, sugar etc gets put in plastic tupperware boxes
edited to add ...... just had the pest control man out, who told me that it IS the landlady's responsibility to remove mice and rats......the only vermin a tenant is liable for is fleas0 -
