The point is we have not had a viewing in 4 weeks and at no point have the EA suggested why this may be nor made any suggestions as to how to combat this.
They have also not been able to provide us with any feedback from over half of the viewings we have actually had despite repeated requests. Obviously they are not interested but it would have been good to know why.
How are they supposed to know why people aren't viewing your house if people aren't contacting them? Surely they can only give you feedback from people they actually speak to, and if no-one is even phoning them or calling in at their office about your house, any suggestions will be guesswork. If they try phoning previous viewers 2 or 3 times, and the viewer doesn't return their call, what then? Should they hound the viewer for a reply more than 2 or 3 times? Should they keep phoning until the viewer says 'Go Away' ?
FWIW, I can see well-presented houses that are up for sale around me that are well-presented, well-photographed (can you say the same?), and which in the normal course of events would have viewers and buyers queueing up - but they've been on the market for 6, 8 mths or more. And you're expecting results in 8 weeks?

How is your property marketed? Have they put the property onto the interet i.e Rightmove, findaproperty, property4homes etc? Also have a look at other properties in the area see how much they've sold for, see if yours is the right price for the area. Tell the EA's that you're going to pull out at the end of the contract as you're not happy, ask them to highlight your property in local papers as 'Estate Agent's choice' so that you can become high profile.
If you are on the internet check to see if it's being marketed correctly, ie the photo's are clear and show the house in a good light, make sure it's pitched right, the dimensions and floor plan are on line. Did they give you a brochure or anything stating the terms and conditions. If you haven't got a copy of their brochure ask for one. Also, it might be helpful to post a link to see if anyone here can spot any glaring errors or ideas on how to market it in the interim.
