Buying in Scotland - survey question

Options
If you were thinking of buying a flat in Scotland, which has had the home report and single survey done, do you still have to get your own survey done as well? I see the full surveys cost about £800 - so I would imagine (hope?) you would only get this done if your offer was accepted and the house taken off the market while awaiting survey and be marked 'sold subject to survey' - would that be right?

    I am pretty sure that you would only get your own survey done if you were looking for something specific and wanted some in-depth info about the property e.g. woodworm, dry rot etc. Depending on the house the seller survey should do. My home report cost around £400 and seemed to be a cut and paste job that I have seen replicated in other new build house surveys. I don't intend to get any other surveys done on any property I would buy unless it was an older house and there was anything that wasn't a '1' on the survey.

    The whole idea of Home Reports is to have a Single Survey - one carried out by the seller, so that multiple buyers don't end up having to commission them.

    Unless you're looking to check something beyond the scope of the Home Report, and want to pay for a full structural survey or something similarly exotic, there's no point. Why would you ask for a survey with the same scope as the HR when it's already been done?

    However, if it turns out that the surveyor who did the HR isn't on your lender's panel, and THEY insist on a separate survey, that's a different matter.
