Hi,
We are supposed to be completing/exchanging tomorrow, however the vendor (who doesn't live in the property) is seemingly not interested in taking the final meter readings.
I spoke with him today and he said that I could do it....he said he would call back for the readings but hasn't. I have got an email in draft to me solicitor to send in the morning teling him to not exchange until we have been informed that the suppliers have the final readings. Am I right in sending this?
I just think that if we completed and then informed the suppilers (with the vendors "new" address he could say that he hasn't used any fuel since his last bill and how could we prove otherwise?
Any answers please!
Thanks

Take photos of your meter readings on the day you move in with a dated newspaper or a witness. You will know the supplier from the property information form completed by the seller. Ring them up and give them your entry readings. Retain the proof for 6 months or more.0

Don't hold things up because of a meter reading, it isn't worth it. Just call the supplier when you move in and give readings, tell them of your worries and ask what they suggest.
Take photos of the meter reading when you move in and email the vendor the readings with the photo attached. It's not proof of anything but it let's him know you have proof of what it was.0 -
Take photos of the meter readings and email them to the agent and vendor. Take long shots too covering surroundings to prove that the readings were indeed from your meter.... Date of the email will be enough proof! ....take a video too ...cover BBC news for a few seconds to capture date and time...this is just in case evidence...make sure you cover all this in one shot!0

This is a private sale no agent....indeed if there had been they would be first to get the readings from ME!!....lesson to everyone...maybe an agent is worth it.
Thanks for your ideas..indeed I hadn't thought of taking a photo.
I am sure in the past when i have sold/bought I had a form to fill in which asked for readings and suppliers....solicitor hasn't asked about either.0 -
The agent will not want to know about the readings, I'm sure. It's nothing to do with them, simply between the seller and the energy supplier(s).
The property information form is filled in before exchange of contracts; it includes details of suppliers but not the readings as of course they would be well out of date by the time of completion.0
